    Most homes here have more concrete than their owners realise — the garage, the laundry, the patio, the alfresco slab, the driveway, and increasingly the main living floor. Coating or polishing that concrete is usually cheaper than tiling it, lasts longer under a wet dog and a bike rack, and stays noticeably cooler through a Queensland summer.

    Floorcote has been doing this work locally for over 30 years, and the same principle applies at home as on a factory floor: the preparation decides the outcome. We diamond grind the slab back to clean concrete, cut out and fill cracks, degrease oil-stained bays, and check for moisture before anything is applied. A coating rolled over a sealed or dusty slab looks fine for a season and then lifts in sheets.

    Because we are on the coast, UV and salt drive most of the specification decisions. Anything that sees direct sun — patios, driveways, a garage that lives with the door up — gets a non-yellowing UV-stable topcoat rather than plain epoxy. Wet areas get a slip-rated finish tuned to the space, so a pool surround in Peregian Beach and a display garage in Buderim do not get the same surface.

    How long does an epoxy garage floor take?

    A standard single or double garage is a two to three day job. Day one is diamond grinding and crack repair, day two is the base coat and flake or colour, day three is the clear topcoat. You can usually walk on it the following day and park on it after about a week, once the coating has reached full chemical cure. We give you the exact dates with the quote.

    Will the floor go yellow or chalky in the Queensland sun?

    Not with the right topcoat. Standard epoxy does amber in direct UV, which is why anything exposed — patios, alfresco areas, driveways, a garage that spends the day with the door up — gets a UV-stable polyurethane or polyaspartic clear over the top. It costs a little more and it is the single most important detail on any outdoor floor on this coast.

    Can you coat over an old, stained or cracked garage slab?

    Almost always. Oil stains are degreased and ground out, cracks and joints are cut, filled and made good, and any old flaking paint is removed as part of the preparation. Slabs with rising damp need a moisture-tolerant primer, which we identify with a test before quoting rather than discovering later. The grind is the part that makes a coating stick — no coating bonds to a sealed or dusty slab.

    Is it slippery when wet?

    A gloss floor is slippery wet, the same as polished tile. Where that matters — a patio, a pool surround, a laundry, the apron in front of a garage door — we add a fine anti-slip aggregate to the topcoat. It changes the feel underfoot only slightly and still mops clean. Tell us how the space gets used and we will spec the grip to suit it.

    How do I look after it?

    Sweep or blow it out, and mop with warm water and a mild pH-neutral cleaner. No acids, no bleach, no aggressive degreasers — they attack the topcoat, not the dirt. Put felt pads or a mat under jack stands and bike stands, and hose off salt and sand if you are near the beach. Looked after, a residential floor holds its finish for a decade and more, and can be recoated rather than replaced.
