Commercial epoxy flooring in a Sunshine Coast warehouse

Commercial & Industrial Epoxy Flooring, Sunshine Coast

Heavy-duty flooring engineered for the Sunshine Coast's toughest working environments — warehouses at Kunda Park, food premises in Nambour, showrooms in Maroochydore.

Industrial floors built for how your site actually runs

A commercial floor is a piece of plant, not a finish. It carries pallet jacks and forklift traffic, gets hosed down at close, takes chemical and oil spills, and has to keep meeting a safety standard while it does it. Floorcote has been specifying and installing those floors on the Sunshine Coast for more than 30 years, across distribution warehouses, food manufacturing, workshops and retail fitouts.

The work starts with the slab, not the coating. We diamond grind back to sound concrete, cut out and fill cracks and control joints, degrease contaminated bays and test for moisture before we commit to a system. That preparation is the difference between a floor that lasts fifteen years and one that starts peeling in its second winter — and it is where the cheap quotes save their money.

From there the system is chosen to match the environment rather than the price list. A dry-goods warehouse in Kunda Park does not need what a commercial kitchen in Noosa needs. Coastal sites near Mooloolaba and Caloundra deal with salt-laden air and humidity that will find any shortcut in the prep. We spell out which system we are recommending and why, so you can compare quotes on the same terms.

Every job is scheduled around your operation. We stage large floors so part of the site keeps working, we work after hours where that costs you less than closing, and we hand back a written maintenance plan so your team knows how to keep the surface under warranty. Have a look at recent Sunshine Coast projects for finished examples, or read about our residential and garage flooring if the job is at home.

    Which is right for you?

Four systems cover nearly every commercial brief. The right one depends on temperature, chemicals, traffic and how long you can have the area offline.

    Commercial Epoxy Flooring FAQs

Do we have to shut the business down while the floor is installed?

Rarely for the whole job. We stage large floors in sections so one half stays operational while the other cures, and we work nights and weekends where that suits you better. If the space genuinely cannot close — a supermarket aisle, a hospital corridor, a busy commercial kitchen — MMA is the answer: it cures in about two hours, so a floor laid after close is taking traffic when you open.

Which system suits a food premises or commercial kitchen?

Polyurethane concrete, in almost every case. It tolerates boiling water, steam cleaning, animal fats and thermal shock in a way standard epoxy does not, and it can be laid with coved skirtings so there are no joins for bacteria to sit in. For dry storage, prep and retail areas behind the kitchen, a hygienic roll-on epoxy is usually enough and costs less.

Can you make the floor non-slip and still easy to clean?

Yes — slip resistance is set by the aggregate we broadcast into the topcoat, and the grade is chosen to match the area. Loading docks and wash bays get a coarse profile; showrooms and retail get a fine one that reads as smooth underfoot but still holds grip when wet. We will talk through the trade-off between grip and cleanability before we quote, because the coarsest option is not always the right one.

What condition does the existing slab need to be in?

Most slabs are workable. We diamond grind back to clean concrete, cut out and fill cracks and control joints, and treat oil-contaminated patches before any coating goes down. Where a slab has rising damp we use a moisture-tolerant primer or a polyurethane system rather than sealing the problem in. If a floor is not a good candidate we will say so at the quote rather than after.

How long will a commercial floor last?

A correctly prepared and specified industrial floor commonly runs 10 to 20 years in service, and the systems we use are repairable rather than replaceable — a damaged bay can be ground back and recoated without touching the rest. Preparation is what decides this. A cheap coating over an unprepared slab will lift within a couple of years no matter how good the resin is.
